Who We Are:

CO Adaptive Architecture is celebrating their 10 year anniversary, and is embarking on their second & third projects as an Architect Led Design Build, with the aim of ensuring that what is carefully and thoughtfully designed, is constructed precisely as intended.

Passionate about retrofitting our existing building stock for energy efficiency and resiliency using the Passive House design methodology, we pay as much attention to the embodied energy and health of the materials used in our designs as we do to ensuring the functionality and durability of the buildings we work on remain for decades to come.

In hiring for our second position at CO Adaptive Building, we are looking for an individual who has experience with townhouse construction, and a desire to disrupt the current status quo. The ideal candidate will be the connector between our in-house architectural team who developed the plans and specs, our in-house site team, and our sustainable passionate clients – being able to connect the dots between the teams and bring transparency to our process. They will also be responsible for sourcing, sequencing and coordinating the material procurement logistics. They must also be comfortable forging new and sustaining relationships with subcontractors and vendors.

Responsibilities:

Since this will be a pioneering role for the office to reinforce its groundwork as an Architect Led Design Build shop, we are looking for a self-motivated, highly communicative, and team focused Project Manager to interface with everyone in the production of bringing together high performance buildings. This person should have an overarching understanding of Passive House design (although we will train if needed and this is not a prerequisite) and be comfortable planning out complex sequences of critical paths for materials to arrive on/off-site ahead of schedule and subcontractors to line up according to planned milestones. Ability to work with project and process management software such as Jira, and experience developing & maintaining Gantt charts and other workflow mapping is required. 

We are also actively working to re-tool the construction waste stream and have found several partners who will use specific demolition materials and construction scraps/ off-cuts. The Construction Project Manager would work closely with the design team to work out concepts for designing for deconstruction and ease of maintenance for more circular building construction, acting as a feedback loop on how we can reduce and solve issues that make traditional construction ineffective. This person should have a strong problem solving mindset to question the status quo, but also be a decisive manager, and a communicative and personable human to work closely with a team.

At first, this person will be responsible for 1-2 residential renovation projects that have a CO Adaptive site superintendent and laborer. Following this introductory role, the firm is expected to bring on more projects for construction so that the Project Manager can oversee 2-3 primary projects at a time and work in collaboration with other Project Managers.  Project Managers would work with CO Adaptive Principals in developing protocols for worksharing and assist in developing CO Adaptive’s best practices procedures (SOPs). 

We are in the process of setting up a full service woodworking shop at our 3,000 SF studio in the Brooklyn Navy Yards for use in prototyping mocks and testing new installation assemblies. In addition, we are aiming to become a key millwork subcontractor for our own projects and therefore the position would entail interfacing with the millwork fabrication team in-house to streamline this integration into the management of the project. This position is expected to be conducted primary from our offices at the Navy Yard, with some time (5-10%) being spent on jobsites and vendor locations.

The job of the Construction Project Manager shall be to effectively orchestrate high-quality construction projects with attention to identifying bottlenecks early, facilitating bidding and final contract production with subcontractors, and brainstorming new protocols with the design and build teams for forming best practices.
