Virgin Industrial Park to be developed in Arizona


Plans are in place for the construction of the 110-acre Virgin Industrial Park project in Glendale, Arizona. IndiCap alongside a development partner dubbed Invesco, are spearheading this two-phase industrial project. The development is expected to span across 5 buildings, providing industrial spaces totaling 1.5-million-square-feet.

As IndiCap’s latest and third major industrial project, Virgin Industrial Park follows two other projects in metro Phoenix. These include the 1.6 million-square-foot, 113-acre Eastmark Center of Industry, and the 4.1 million-square-foot, 292-acre The Ranch.

Development plans

The Virgin Industrial Park’s location is at the northwest corner of Olive and Reems Roads in Glendale. Ideally situated within the nationally recognized Loop 303 industrial corridor and immediately north of Northern Parkway. This serves as a traffic reliever to the nearby Interstate 10.

Phase I of the project is expected to begin by November 2022, with its delivery date set for December 2023. While its second phase is anticipated by Q1 2024. For the initial phase, the Virgin Industrial Park will cover the development of three buildings; these buildings would each occupy 566,121-square-feet, 244,958-square-feet and 213,765-square feet of space. The second phase on the other hand will cover construction on the last two buildings totaling 297,439 square feet and 235,040-square-feet. 

Warehousing amenities that will be offered at the Virgin Industrial Park include a total of 263 dock doors and 20 grade-level doors. In addition, the facility also features 60’ to 70’ speed bays, 60’ x 60’ column spacing, and ESFR sprinkler systems. Furthermore, the building designs will feature 32’ to 36’ clear height, 3,000 amps of power, as well as secured truck courts. Buildings at the park will also have parking for over 2,200 autos and 167 trailers.

Graycor Construction Company will serve as the general contractor for the Virgin Industrial Park. Meanwhile, Deutsch Architecture Group has been selected as the project’s architect. JLL Senior Managing Director Marc Hertzberg, Executive Vice President John Lydon, and Associate Kelly Royle are the project’s exclusive leasing brokers.
