BMC Announce 10th Office Project in Cherry Creek North


BMC Investments (BMC) announced today its 10th project in Cherry Creek North, a new Class A office development with 90,000 square feet of office and 10,000 square feet of retail called Milwaukee Place.

The new seven-story project will be built at 242 Milwaukee Street and BMC recently acquired the adjacent site (240 Milwaukee Street), completing an assemblage of a roughly .43-acre site consisting of 240, 242 and 246 Milwaukee Street. BMC recently began the design process and is targeting a Q1 2023 groundbreaking with anticipated completion in Q4 2024.

The architect for the project is 4240 Architecture and the contractor is Haselden Construction. BMC has engaged the same team it put together on 255 Fillmore, its other Class A office building in Cherry Creek, which has already experienced significant leasing success.

“The quality of life that Cherry Creek provides is highly attractive to businesses, and companies here are willing to pay a premium to call the neighborhood home,” said Jeff Stonger, chief investment officer at BMC Investments. “We are seeing office users increasingly prioritize safety, amenities, and walkability, all of which Milwaukee Place offers. This increased demand is evidenced by the fact that we pre-leased 90 percent of our 255 Fillmore office project prior to commencing construction at top of market rents; Milwaukee Place is already experiencing a wave of interest from tenants who missed out on 255 Fillmore.”

BMC is the most active and successful developer in Cherry Creek having developed many of the area’s – and Denver’s – highest profile assets including 240 St. Paul, Financial House, St. Paul Collection, Steele Creek, The Clayton, The Moxy, and The Halcyon hotels.
